Moisture & Mildew Control
Oregon's high humidity requires active management to prevent mildew.
- •Run bathroom fans for 20+ minutes after every shower.
- •Keep furniture pulled 2 inches away from walls to allow airflow.
- •Keep thermostat at min 60°F during wet months to reduce condensation.
Freezing Precaution
Sudden freezes can burst pipes. Protect the plumbing during winter.
- •Disconnect all garden hoses from exterior faucets by October 31st.
- •Cover exterior hose bibs with insulated foam covers.
- •Never turn heat completely off if leaving town; set to at least 55°F.
Standard Troubleshooting
Power & Outlets
- Check your breaker panel. Flip any tripped breakers fully "Off" then firmly back "On".
- If a kitchen/bath outlet is dead, press the "Reset" button on the GFCI outlet faceplate.
Drains & Plumbing
- Overflowing Toilet: Turn off the water valve on the wall behind the toilet immediately.
- Use a plunger for minor clogs. Never pour grease or oil down drains.
Garbage Disposal
- If it hums but won't spin, turn it off instantly. Check for obstruction with tongs (never hands).
- Press the red "Reset" button on the bottom of the unit under the sink.
Heating & Cooling
- Check thermostat batteries first if the system isn't responding.
- Ensure furnace filter is clean (Change every 90 days).
